It is often said that “We are in the people business, not the real estate business”.  Navigating through the public process, whether it be a causal meeting with a neighbor, a community group forum or public hearing at the city and state level, NHH brings the experience and patience necessary to insure the community sees its short-term needs met and long-term goals achieved. 


AFFORDABLE HOUSING

Affordable housing is a primary initiative within all of the housing projects that NHH is involved in. Creating housing that meets the short term needs and the long term goals of the communities we work in is not only our goal, but it is what leads our housing mission. NHH owns and has been involved in numerous types of affordable housing: naturally occurring affordable housing, tax credit-based and for-sale affordable housing.

LIABILITY & RISK

Whether the project is a single-family rental or a large mixed-use housing development, all projects need to minimize their legal liability and risk. Our team has many years of experience in managing the ownership and development process from concept to delivery with the sole purpose of managing liability and risk.



GRANT WRITING & FUND RAISING

Not simply “creative financing”, but working municipalities, lenders and investors to create a REAL financing plan that works.  NHH has a solid track record of assembling public and private funds.  We have extensive, hands-on experience with tax increment financing (TIF), tax credit financing, grant writing, private equity and the debt markets, just to name a few.


DISTRESSSED ASSETS

NHH was negotiating with banks and asset managers to acquire properties long before the word “short sale” was a commonplace buzzword.  To this day, we still acquire properties through the bank REO, foreclosure or sheriff sale process.  


BUSINESS STRATEGY

Every real estate project and development is a “startup and small business” that, in order to succeed, needs to become a part of the fabric of the community. Each project requires a business plan and marketing strategy tailored to meet the goals and initiatives of the development.
